Design & Concept

Facade — select window material + style (cedar vs aluminium)

Medium

Not Started

Decision: cedar timber sash windows (authentic Georgian, higher maintenance, $$$) vs aluminium sash windows (lower maintenance, less authentic, $$). Visit showrooms. Consider: thermal performance, maintenance commitment, heritage appearance.

Decision: cedar double-hung vs aluminium replica. [price hidden] cost difference. CONFIDENCE: 90/100 — Decision. QUESTIONS: (1) Heritage requirement? (2) Budget tier?

Facade — window replacement (Georgian sash style)

High

Not Started

Replace ~10 windows with Georgian-style double-hung sash windows. Assumed mix: 6x standard (900x1200mm) + 2x large (1200x1500mm) + 2x small (600x900mm). Material: Western Red Cedar timber frames with traditional glazing bars. Supply per window: standard [price hidden] large [price hidden] small [price hidden]. Average ~[price hidden]/window. Install per window: remove existing, frame prep, install, seal, flash, trim = [price hidden]/window. Total: 10 windows x [price hidden]/window avg (supply + install) = [price hidden]. Alternative: aluminium replica sash windows would be ~[price hidden]/window = [price hidden] total (save [price hidden]). CONFIDENCE: 35/100 — Window count is estimated from floor plan, not confirmed by site inspection. Cedar vs aluminium is a [price hidden] swing. Heritage/council requirements for Ku-ring-gai may dictate material. Lead time 12-16 weeks for cedar. QUESTIONS: (1) How many windows exactly? Need site count. (2) Cedar or aluminium frames? Council may require timber in heritage area. (3) Single or double glazed? (4) Any windows heritage-listed/original that must be retained? (5) Sizes confirmed — need site measure. (6) Glazing bar pattern — 6-pane or 8-pane Georgian?

Lounge — extend bay window forward into extension footprint

High

Not Started

Retained and extended feature

Extend existing bay window 1.2m forward into new extension footprint. Demolish existing bay front wall, extend floor joists, rebuild walls, re-glaze. Floor extension: timber joists + bearers + flooring ~3 sqm — [price hidden]. Wall framing: timber studs + top/bottom plate — [price hidden]. Glazing: new bay window panels (3x casement or double-hung) — [price hidden]. Roof: extend bay window roof, lead flashings, tiles/metal to match — [price hidden]. Plaster + paint: internal lining — [price hidden]. Builder labour: 3 days @ [price hidden]/day = [price hidden]. Materials ~[price hidden]. Blended total = [price hidden]. CONFIDENCE: 30/100 — Highly dependent on extension design (not yet done). Bay window extension is complex junction work. If extension isn't happening in Phase 1, this task moves to Phase 3. QUESTIONS: (1) Is this happening in Pre-Extension phase or Extension phase? (2) What are the existing bay window dimensions? (3) How far forward is the extension going? (4) Same window style as new facade windows? (5) Structural implications of extending the bay?
